When do I need a Schedule of Condition?

Schedules of Condition are commonly used for clients that intend to take on a commercial property lease. The objective is to outline the property’s condition before occupation or construction, so that any damage can be properly attributed. This protects tenants from carrying out repairs for which the other party should be held responsible.

What does a Schedule of Condition include?

A Schedule of Condition involves a detailed inspection or the property or designated area of the property. The report will contain written notes and photographs and will also include a section to be signed by both the landlord and tenant to agree that this is the condition in which the property should be returned at the end of the lease or renovation project.

Is this similar to a Schedule of Dilapidations?

Landlords will typically arrange for a Schedule of Dilapidations to be carried out at the end of a lease to establish whether you have caused any disrepair to the property during your occupation.

A lease will often require tenants to hand a property back in the same condition it was when they moved in, making it essential that a Schedule of Condition is carried out to establish the original condition, prior to a Schedule of Dilapidations at the end of a lease.

I have just had a Survey completed by Gowers of Stamford. I have to say that the team there are superb. From the first contact with Catherine who was courteous, professional and helpful and who also arranged everything. To the surveyor Paul who was marvellous, the report was clear and well presented and easy to understand. We recently used Gowers Surveyors for a building project involving the Party Wall Act. It was applicable on both boundaries and Paul acted as Agreed Surveyor on one side and Building Owner Surveyor on the other. The build itself was fairly straight forward, but the Party Wall process was definitely not... Paul is the consummate professional. Knowledgeable, reliable, calm and level headed he always made himself available whether in person or at the end of a phone or email to ourselves and our contractors. The project lasted 8 months and he continued to deliver the highest level of professionalism and advice throughout. Cannot recommend him highly enough!
