Doesn’t the mortgage company sort out a survey?
A mortgage valuation is not a survey. All responsible lenders will tell you this. It is a brief inspection to tell the lender whether it is safe to lend the money. Even if problems are found they won’t necessarily be mentioned if they don’t affect the security. Every house needs a proper survey.
Aren’t surveys expensive?
Surveys start at less than £300. Even if there are no major problems the report will give you advice on future maintenance and let you know whether the price you are paying seems OK. A comprehensive survey on an older property costs more, usually £600 – £900, but these reports give over 80 pages of valuable information, photos and advice. Most problems of any significance cost more than the price of the survey that discovered them. Surveys usually pay for themselves.
